Pricing from what actually sold

Your price comes from closed sales near you, not from an online estimate or the neighbor’s asking price. Every quarter I also study the listings in Venice that expired or sat. The pattern is consistent: most were priced above what buyers in their range were paying, or never adjusted once the market told them. You get that read before you list, not after.

Marketing that gets the showing

Professional photography, aerials where the setting sells the home, and virtual staging when an empty room needs it. The listing copy leads with specific, verifiable facts like the roof year, the flood zone and the HOA fee. That is what buyers in this market respond to.

Every Friday you get an update: showings, feedback, online activity, and what it all means for the price. You never have to chase me for information.

Contract to close

Inspections, appraisal, repair negotiations and the closing table. I have handled transactions from single-family homes to multi-tenant commercial property, and the hard parts are where experience shows.
