Know what you are buying
In Venice that means the flood zone and what it does to insurance, well and septic versus city utilities, roof age, HOA and CDD fees, and deed restrictions. I have lived here my whole life and managed property here for nine years. I will point these out before you fall in love with a house, not after.
An offer that holds up
Price is one lever. Terms, timing, the inspection period and financing are the others. I list homes too, so I can tell you how a seller is likely to read your offer.
Contract to close
Inspection, appraisal, repair negotiations, title and closing. I track every deadline so nothing slips.
